Sellers fractionalize equity ownership into smaller units and list them on our marketplace. Investors can then browse a variety of individual real estate properties - ranging from commercial strip malls to primary residences to single-family rental properties - and directly purchase ownership in these properties in under 5 minutes.
Investors legally own the properties in which they invest. These properties are co-managed with other investors through an online governance program whereby proposals and voting results are recorded on-chain. Our owners have already voted on how to handle various repairs, delinquent tenants, the sale of the underlying property, and much more.
Lofty is also the only place where one can buy and sell legal ownership of real estate with instant liquidity through custom-built proactive market makers and liquidity pools. Now anyone can lend liquidity for others to trade with in exchange for a portion of the trading fees.
Lofty does not custody assets for users as all trades settle peer-to-peer using digital dollars. All smart contracts and governance infrastructure are built on Algorand.
